Applications for an Order of Possession

Is your tenant refusing to leave your property? An Order of Possession document forces a tenant to move out of the property. To obtain one, you must attend a hearing at the RTB. If the Branch decides to grant the Order of Possession, the tenant must vacate the property by the given date, or face legal repercussions.

Rent increases above guideline

Each year, the RTB sets guidelines for how much landlords can increase rent by. But if you can prove that the set guidelines will not cover other expenses that have increased, you can request a rent increase that’s above the guidelines. We’ll help you file the appropriate paperwork.

For any unresolved disputes you may have with a tenant, we can help you work with the RTB to arrange mediation, investigate a problem, or set up a hearing.

We’ll also send any necessary financial information to the RTB; for example, a rent status report. Why is this important? Rent status reports are legally binding. If your property’s rent roll does not reconcile with an RTB rent status report, you may be liable to pay rent back to tenants. It could affect the sale of your property and its CAP rate (or capitalization rate).
